Terms & Conditions

Last updated: October 13, 2026

1. Acceptance of Terms

By accessing or using the Maintain Florida website (maintainflorida.com), submitting a service request, or registering for the Maintain Florida contractor portal, you agree to be bound by these Terms & Conditions (“Terms”) and our Privacy Policy. If you do not agree, do not use our services.

These Terms constitute a legally binding agreement between you and Maintain Florida LLC, 928 S Dixie Highway #1026, Lantana, FL 33462 (“Maintain Florida,” “we,” “us,” or “our”).

2. Services Overview

Maintain Florida provides the following services:

  • Property Services: coordination of maintenance, repair, and improvement work at residential and commercial properties throughout Florida via our network of licensed contractors.
  • Property Management: full-service management of residential and commercial properties, including tenant relations, maintenance oversight, and financial reporting.
  • Community & Commercial Maintenance: ongoing facility maintenance and management for HOA communities and commercial properties.
  • Contractor Portal: an online account where contractors manage their listing in the Maintain Florida contractor directory, including the optional paid Verified Listing.

We act as a marketplace and coordination platform. Maintain Florida is not a licensed contractor and does not directly perform skilled trade work. All physical services are performed by independent, licensed contractors in our network.

3. Service Requests (Property Owners & Managers)

  • By submitting a service request, you authorize Maintain Florida to share your contact and property information with contractors in our network for the purpose of fulfilling the requested service.
  • Submitting a request does not guarantee service or a specific timeline. We will make reasonable efforts to match your request with a qualified contractor.
  • You agree to provide accurate information. Misleading or fraudulent service requests are prohibited.
  • If you have opted in, you consent to receive customer care SMS messages and calls related to your service request. Reply STOP to any text message to opt out.
  • Maintain Florida is not liable for the quality of work performed by independent contractors. Disputes regarding workmanship should be raised with the contractor directly.

4. Contractor Portal — Subscriptions & Billing

4.1 Eligibility

Basic directory listings are free. Listings for state-licensed contractors are created from public Florida DBPR records. Businesses in trades the state does not license may apply to be listed; we review the business tax receipt and proof of insurance they provide. Access to the contractor portal and approval of any application are at Maintain Florida's sole discretion.

4.2 Verified Listing Subscription

Listing owners may subscribe to the following optional plan:

PlanMonthly FeeIncluded Features
Verified Listing$10 / monthVerified badge, placement above unverified listings in search, and owner controls for the listing profile (contact details, logo, description, services, hours, social links, service areas)

The subscription is billed monthly through Stripe to the payment method on file and renews automatically until cancelled.

4.3 No Lead Fees

Maintain Florida does not sell leads or charge per-lead fees. Homeowners contact listed businesses directly using the contact details shown on the listing.

4.4 Invoice Processing Fee

When a client pays an invoice generated through the portal, Maintain Florida charges a 2% platform fee on the payment amount in addition to applicable Stripe processing fees.

4.5 Cancellation & Refunds

You may cancel your subscription at any time through the billing portal. Cancellation takes effect at the end of the current billing period; no prorated refunds are issued for unused time. Subscription fees are non-refundable except as required by law.

4.6 Effect of Cancellation

When a Verified Listing subscription ends, the verified badge is removed. Listings claimed only through the subscription return to free, unclaimed listings; businesses listed through an approved application keep owner controls of their free listing. Details you entered may remain visible on the listing.

5. Contractor Responsibilities

  • You represent that you hold all licenses, certifications, and insurance required by Florida law and applicable local ordinances for the services you offer.
  • You agree to respond promptly to customer inquiries and provide professional, lawful services to property owners.
